    Landscaping and Groundskeeping

They can also provide dumpsters to homes and organize for the regular emptying and cleaning of the dumpsters.     If there is a common pool and spa, the community manager schedules the removal of debris from the pool and cleaning of the surrounding areas. They occasionally ask experts to balance the chemicals in the pool and test the quality of the water. Whenever the filters become too old, community managers schedule the cleaning or replacement of the filters to prevent clogging.

    Community managers schedule the inspection and repair of motors, heaters, and pumps associated with the pool or spa.     They schedule when to check and maintain security lighting and common area lighting. Electricians are also invited regularly to come and check the circuits and electrical panels of the main electricity supply. Since power outages affect the entire neighborhood, community managers schedule the inspection of backup generators and emergency lighting. Other scheduled maintenance activities include electrical safety audits, power surge protection, energy efficiency upgrades, and grounding and bonding checks.

    Fire Systems Inspection

    Community managers verify that the fire systems in the neighborhood meet the established safety regulations to protect residents and their property. The managers invite fire experts to come and check the placement and functionality of fire extinguishers. Fire experts charge extinguishers and check whether the inspection tags are up to date.

    If any batteries in the carbon monoxide and smoke detectors are not working, community managers schedule replacement of these batteries. They also ask fire experts to test the fire alarm systems and check the sprinkler systems. After testing the water pressure of the sprinkler systems, fire experts remove any obstructions that can interfere with sprinkler coverage. The scheduling maintenance also includes fire door inspections, fire hydrants and standpipe inspections, and hazardous material inspections. They could also schedule fire drills and invite experts to train the residents on how to use fire safety equipment.
