What Maintenance Services Do Community Managers Schedule?

    Published on

Community managers oversee homeowner associations, residential communities, and special neighborhoods. If you’re a property developer, you rely on community management for administrative duties, organizing community events and activities, and onboarding new residents. Community managers also schedule various maintenance services, such as:

    Landscaping and Groundskeeping

Community managers invite landscapers and tree service providers to cut and trim grass on the edges of flower beds, driveways, and walkways within the community. The landscapers apply fertilizer, implement pest control measures, and plant and maintain flower beds. If trees have diseased branches or become too large, the landscapers trim the branches. They apply mulch to flower beds, and they can remove leaves in autumn to keep walkways and lawns clear. If a resident wants to have their gardens and lawns watered regularly, they ask the community management to schedule the installation and maintenance of irrigation systems on their property. Other things community managers schedule include snow and ice removal, storm clean up, and seasonal cleanups.

    Trash and Recycling Removal

Community managers work with local waste management firms to collect trash regularly. If a resident wants to get rid of bulk trash like old furniture or damaged appliances, the community manager can organize a special pickup. They can also provide dumpsters to homes and organize for the regular emptying and cleaning of the dumpsters. If your community is trying to reduce its carbon footprint, community managers can organize the installation of recycling bins and implement e-waste collection. Community managers can also organize cleanup events where residents volunteer to clean common areas in the neighborhood.

    Pool and Spa Maintenance

If there is a common pool and spa, the community manager schedules the removal of debris from the pool and cleaning of the surrounding areas. They occasionally ask experts to balance the chemicals in the pool and test the quality of the water. Whenever the filters become too old, community managers schedule the cleaning or replacement of the filters to prevent clogging.

Community managers schedule the inspection and repair of motors, heaters, and pumps associated with the pool or spa. They also organize the maintenance and repair of pool heaters, and they can hire people to clean stains on the floor of the pool. If a leak occurs, the community manager hires a plumber to identify the cause of the leak and fix it. Other functions community managers schedule include installing safety equipment in the pool, covering the pool when not in use, and draining and refilling the pool when necessary.

    Electrical and Lighting Maintenance

Community managers schedule regular visits from electricians who inspect and test electrical systems and lighting fixtures throughout the community. If light bulbs on the streets malfunction or burn out, the manager schedules replacements. The community manager schedules the checking of pathway lights, parking lot lights, and streetlights.

They schedule when to check and maintain security lighting and common area lighting. Electricians are also invited regularly to come and check the circuits and electrical panels of the main electricity supply. Since power outages affect the entire neighborhood, community managers schedule the inspection of backup generators and emergency lighting. Other scheduled maintenance activities include electrical safety audits, power surge protection, energy efficiency upgrades, and grounding and bonding checks.

    Fire Systems Inspection

Community managers verify that the fire systems in the neighborhood meet the established safety regulations to protect residents and their property. The managers invite fire experts to come and check the placement and functionality of fire extinguishers. Fire experts charge extinguishers and check whether the inspection tags are up to date.

If any batteries in the carbon monoxide and smoke detectors are not working, community managers schedule replacement of these batteries. They also ask fire experts to test the fire alarm systems and check the sprinkler systems. After testing the water pressure of the sprinkler systems, fire experts remove any obstructions that can interfere with sprinkler coverage. The scheduling maintenance also includes fire door inspections, fire hydrants and standpipe inspections, and hazardous material inspections. They could also schedule fire drills and invite experts to train the residents on how to use fire safety equipment.
